Sales – Rentals – Expertise, a new service in the energy performance certificates (PEB).

Since 1^st  May 2011, the PEB certificate is required for any sale of residential and office space of over 500m².

Same for the rental and since 1^st November 2011.

Any failure to this obligation will result in a penalty.

What is it?

The PEB certificate is a document that each owner must have considering any future property transaction.

In case of sale or rental, the law requires the owner to transmit to the prospective tenant or buyer, this certificate so that he can evaluate the energy cost of the property.

As a professional, the agent must display the PEB certificate on any advertisement presenting the property.

The objective of this new regulation is to reduce energy consumption (CO2 emissions, kWh/m²) preserving the environment.

This certificate indicates the performance of the property by energy class on scale from A to G. it will be completed with advices to improve the indoor climate by reducing energy costs.

What does it cost?

The cost will depend on the type of property (house, apartment, number of fronts, square meters,….) If no modifications are made to the property, the document is valid for 10 years.

This expertise must necessarily be carried out by an accredited certifier licensed by the Région.

Appartment 2 bedrooms - 300€ exclVAT

Appartmnt 3 bedrooms - 325€ exclVAT

House 2 fronts  - 375€ exclVAT

House 3 fronts  - 400€ exclVAT

House 4 fronts  / Villa - 450€ exclVAT

Investment property  – 250€ exclVAT / for each apartment
